Whatever the reason, it is important to be informed of all available options and to act quickly.

Family Service Center of South Carolina is a HUD approved housing counseling agency offering Mortgage Default and Foreclosure Counseling designed specifically for homeowners who are behind, or anticipate becoming behind, in their mortgage payments on their primary residence.
Our professional counselors can help you establish a budget, determine what strategies are best to prevent foreclosure in your situation, and develop a plan to get you back on track with your mortgage payments. Through this process our counselors can also offer advice and methods to address other financial issues that may be causing your mortgage payment delinquency such as credit card debt, defaulted student loans, medical bills, collection accounts, etc.
Mortgage Default and Foreclosure Counseling is available to all South Carolina residents for their primary residence regardless of income or value of home.

A free 90-minute session providing homeowners with a thorough explanation of the foreclosure process, the latest information on lender requirements and timelines, federal modification programs and how to develop a working budget. Homeowners are REQUIRED to complete a MIS prior to participating in Family Services Mortgage Default Program. MIS is offered via phone conference ONLY and space is limited. Meet one-on-one with a HUD-approved counselor who may be able to offer options to foreclosure. Clinics are free-of-charge; however, homeowners must complete the MIS Session before they will be allowed to participate. Upon completion of the MIS session, call 1-800-223-9213 to register for a clinic.
Only applies to homeowners who are not in the Columbia area or those who can not attend a default clinic. After attending the Modification Information Session, Step One, obtain a default application package by clicking here: Default Packet or by calling 1-800-223-9213. Within two weeks of receiving the completed application in our Columbia office, a housing counselor will contact you. The application must be completed, and signed, in its entirety and the requested documents must accompany the application in order for our agency to assist you.
A reverse mortgage is a way for seniors (62 years of age and older) to access the money they have built up as equity in their home. Family Service Center has an AARP HECM (Home Equity Conversion Mortgage) certified counselor on staff to help you understand home equity mortgage options, consider the benefits of a reverse mortgage and if appropriate, help guide you through the application process.
Senior homeowners whose mortgage has been paid in full, or only has a very low balance remaining, can “borrow” funds against the value of their home. The lender will not require that any money be repaid until the homeowner moves out permanently, passes away or sells the home. Most programs usually require approved counseling—such as that provided by Family Service Center—before a reverse mortgage loan is approved.
